I am looking for a new house builder in Dublin. The problem is from
looking at your previous projects page, the majority of you projects
were in North County Dublin and I am based in Lucan (South Dublin).
Would Ballymac travel to work in this area?

This is not a problem. Ballymac have carried out house extensions
and new build houses throughout many areas of South Dublin. As the
site is fairly new we have only been able to provide pictures for
the most recent projects which were mainly on the North side. But
from the previous projects page you can see a new build house in
Sandyford and a new build in Dundrum, which are both on the South
side.
Does the previous projects page show 'examples' of work carried
out by Ballymac Construction, or are these actual completed projects?
These
are actual completed projects. Unlike many builders in Dublin ,
we at Ballymac will only show photographs of projects which have
been completed by ourselves. We have such a large portfolio of projects
completed we have no need to use example pictures for marketing.
Each of the photos on the site has been taken by us after project
completion.
I have acquired a site and am now looking for house builders in
Dublin to tender for the project. Although I know what I want to
build I have not yet applied for planning permission. Should I get
a quotation from Dublin Builders like you now, or wait until planning
permission is granted?
You
should wait until planning permission is granted. The reason for
this is because you may not get planning permission granted for
the new build house you have in mind. Therefore when you know exactly
what you are going to build you should contact us in relation to
a quote. Although taking this into account, we will be more than
happy to offer some guidance or share our expertise with you if
we feel some positive changes can be made to the new build house
at quotation stage.
I have full planning
permission and construction drawings for a large kitchen extension
to the rear of my house. The drawings were carried out by an architect,
but I am unsure if I require the architect to oversee the construction
of the kitchen extension or just finish using him now. What is the
general practice for Builders In Dublin ?
This
one is down to personal preference. We have carried out numerous
house extensions in both scenarios and it does not make a difference
from our point of view. The reason for this is because we would
build your kitchen extension to meet all regulations and as per
architects drawings regardless of his involvement in construction
or not.
But
to answer your question, there is no right or wrong answer, but
there are some pros and cons. Obviously the only negative point
for you is the extra cost of the architect, which drives up the
overall cost of your kitchen extension. The positive to having the
architect involvement is that he will oversee the work is being
carried out exactly as per drawings, and meeting any regulations.
He will deal directly with the extension builder on your behalf.
If you have the budget I would recommend their involvement as it
reduces the pressure on yourself, although if you have good construction
knowledge, the money may be better in your pocket.
I want to employ a builder in Dublin to build a small extension
to my front porch. The area of the house extension is below the
threshold for planning permission, and therefore planning permission
is not required. I know what I want, but do I need an architect?
If
planning permission is not required for you house extension and
you know what you want we should be able to agree on the design
between ourselves. It will depend on the individual circumstance,
but we at Ballymac would be willing to meet and discuss the scenario.
Does Ballymac Construction take on the
complete project or will they, like many Dublin builders, carry
out only part of the works?
Ballymac will carry out the complete project from start to finish.

Can you recommend a builder who would complete an outdoor patio
area along with some site works which include paving and garden
walls?
Again,
we would recommend a builder named Ballymac Construction. Although
the majority of our work normally involves working with the main
structure, we are also very experienced in site works. In this current
climate, no job is too big or too small.
I require a Dublin builder for the construction of a new build
house in Swords. I would only require a builders finish (eg. founds,
walls, roof, plastering etc.), but will not require internal finishes
as my family are tradesmen and can carry out electrical work etc.

quotes I see some of the builders require 5% or 10% of the project
value in advance of starting the project as a security. Do Ballymac
require a deposit?
No.
Ballymac do not ask for any payments in advance of work being carried
out. We will require payment at agreed regular intervals throughout
the project, normally fortnightly or monthly, but will require only
an amount which relates to the amount of work carried out on site.
The interval periods will be agreed between ourselves and the client
at the time.
I have received your quotation for my house extension along with
quotes from four other Builders. I have eliminated some and am now
down to Ballymac and another Dublin house builder. From looking
at the other builder's website he has a number of testimonials which
